Planning commission recommends approval of 7‑Eleven fuel station at US‑75 and Bloomdale

The Planning and Zoning Commission voted unanimously to recommend approval of a specific‑use permit for passenger‑vehicle fuel sales (7‑Eleven) at the southwest corner of U.S. Highway 75 and Bloomdale Road.
Planner Jay (staff) said the proposed site is a hard corner with surrounding rights of way and commercially zoned properties; the nearest single‑family homes are more than 2,000 feet away and are buffered by other developments. Staff said the nearest southbound fuel stations on US‑75 are over a mile and a half to the south and roughly 7.5 miles to the north, and recommended approval.
Wayland Longino, representing the applicant, said the corner is highly traveled and that the development of the corner is intended to support later utilities and commercial uses. Stephanie Marconi, a civil consultant for 7‑Eleven, said she was available to answer site‑plan questions.
Commissioner Craig moved to close the public hearing and approve the item; Commissioner Conrad seconded. The vote was unanimous. The Planning & Zoning recommendation will be forwarded to City Council for final action on Nov. 18, 2025.
What it means: If City Council adopts the recommendation, the site may proceed toward final site plan and engineering review. The applicant and staff said the proposed location is distant from existing residences and is intended to serve high highway traffic volumes.
