Planning commission recommends approvals for Meadow Branch subdivision and Meadow Creek storage; council requests traffic follow-up

Planning staff reported to the council on actions taken by the planning commission at its Oct. 21 meeting and on related traffic concerns in the Meadow Branch industrial corridor.

Planner Miss Gerhardt said the planning commission granted conditional approval for preliminary Subdivision M24007 (Meadow Branch Industrial Park 5), a request to subdivide 15.75 acres into three lots at the intersection of Meadow Branch Road, Meadow Creek Drive and Buckshot Road. The commission also granted conditional approval for a proposed Meadow Creek self-storage facility, described in the record as a 66,490-square-foot building north of Meadow Creek Drive and Bridal Church Road. The commission continued the Wakefield Valley development-plan amendment DP2401 (Parcel W: 38.29 acres; Parcel X: 16.06 acres). The amendment proposes adding 35 new density rights to Parcel W to allow 35 detached dwelling units and dedicating Parcel X to Carol Lutheran Village as open space; the planning commission sent a favorable recommendation to the mayor and council with conditions, and the written recommendation will be returned to the planning commission for further review in November.

Several council members raised long-standing traffic concerns in the industrial-park corridor, noting congestion that backs up past Sullivan Road during peak hours. One council member referred to an earlier State Highway Administration (SHA) investigation that was described as “escalated”; staff said they would follow up and bring a report to a future meeting. The planning report presented project sizes, locations and the commission’s conditional recommendations; City Council did not take final legislative action on these items at the meeting.
