Board hears rezoning request for 4911 Genesee Street; applicant seeks retail designation

The Town of Cheektowaga held a public hearing on a zoning map amendment to reclassify parcel 4911 Genesee Street (parcel referenced as 92 0.03-3-20.011) from the RMH (residential mobile-home) district to a C (retail business) designation.

Dan Young of the planning department explained the application arose after the applicant sought to remove constraints that the RMH district places on the property; the applicant had previously operated under a temporary-use permit and sought a permanent zoning change. Young noted the C retail business district allows a broader range of uses and that some amusement/recreation uses are limited in RMH but fully allowed in a general commercial district.

Man Ting Ho, representing owner Crystal Leung, told the board the rezoning aligns with long-term land-use goals and with the evolving commercial character of Genesee Street. "Converting this to retail will enable functional and responsible development resulting in stronger economic activity and support for local entrepreneurship," Man said. He added that any future business would comply with town building standards and parking requirements.

No members of the board asked substantive questions during the hearing, no opposition spoke at the meeting, and the board closed the hearing for later action; the transcript records no final vote on the rezoning at the session.
