A county staff member said the parcel deed contains a likely typographical error — the recorded description lists "North 8" with a parenthetical "80" — and advised the board the registry confirmed the inconsistency must be corrected before completing the notice and listing. Staff recommended correcting the legal description promptly to avoid title issues during later stages of negotiation or closing.
The county discussed timing for public notice and tentative hearing dates. Staff proposed publication in the county newspaper with two insertions (example dates discussed included Nov. 6 and Nov. 13) and a tentative public hearing in early December. Commissioners agreed staff could proceed with preliminary listing preparations — photos and brochures were tentatively scheduled — but asked that the deed correction and required public notice language be finalized before the notice is published or the public hearing finalized.
Staff said an engineering inspection report documenting structural condition would be helpful to include with online listings or to have on hand for showings; commissioners agreed that providing an engineer's report can head off rumors about building condition and help buyers evaluate the property.
The commission also heard that the county will hold a courthouse auction for two former clinic buildings (auction date and an in-courtroom public meeting were announced). Staff said River City and Goldberg have asked for Nov. 3 time on the agenda to present preliminary Phase 2 construction numbers for the jail project.
Commissioners and staff also discussed listing-agreement language and commission terms. Staff said the seller's commission language and buyer-agent commission practices should be explicit in the notice; the board directed county counsel and staff to review and correct the listing agreement's legal description and other contract terms before final signature.
