The Town of Middletown Zoning Board approved a variance allowing a two‑story, approximately 15'‑4" by 40'‑11" addition including an attached garage at 66 Seascape Avenue, resulting in a 3'‑9" east side yard setback where nine feet is required.
Applicants Paul and Kate Glantz — represented in the meeting by Kate Glantz and designer Adam Carcella of JPS Construction and Design — told the board the addition would add two bedrooms, a mudroom and a ground‑floor garage to accommodate family needs and indoor storage for vehicles and recreational gear. Glantz said the family has a long connection to the neighborhood and described the request as an effort to remain in the community as their family grows: "We absolutely love this neighborhood and do not want to have to leave, to accommodate our growing family," she told the board.
Designer Adam Carcella said the lots on Seascape are substandard in size and that the existing house was centered in the lot without space for a practical attached garage; he described the proposed addition as designed to match neighboring houses in scale and proportion. Board members visited or reviewed the immediate streetscape in preparation and several said the design brings the house into greater visual harmony with adjacent properties.
One board member asked about the proposed garage width (15'‑4"), and the designer said the extra width was intended to allow storage of trash receptacles and recreational gear as well as a vehicle. No members of the public registered opposition at the hearing; the board moved to approve and recorded a 5–0 vote.
The approval permits the applicants to apply for building permits; the record notes that the building department will review foundation, drainage, and setback conditions at permit stage.
