The Adams County Board of County Commissioners approved PLT 2025‑20, the Counter Drive Minor Subdivision, on Oct. 28, authorizing a replat that moves a lot line to enlarge an existing lift‑station parcel and leave a single‑family residential parcel that the South Adams County Water and Sanitation District plans to resell.
Greg Barnes, a planner with the county’s Community and Economic Development Department, said the site consists of two existing parcels: a lift station and a single‑family lot. The district owns the entire area and is completing an expansion of the underground lift‑station system; the replat transfers a small portion of the residential parcel to the lift‑station parcel to accommodate the project. Because the R‑1‑C zone has a 7,000‑square‑foot minimum lot size and the proposed Lot 2 was beneath that threshold, the applicant received a variance from the Board of Adjustment in August to make the resulting lots more conforming.
Staff sent 144 notices to property owners and received one comment, which the applicant addressed. The Planning Commission recommended approval 7–0 and the board voted to approve the final plat with staff‑recommended findings, one condition and two notes (motion passed 5–0).
Why this matters: The replat clarifies legal parcel boundaries to allow construction and long‑term operation of the lift‑station expansion, and staff found outstanding technical issues resolved after the Board of Adjustment granted the necessary variances.
What happens next: The district will complete construction and then intends to place the single‑family lot on the market; the recorded final plat will govern future permit and property‑transfer activity.
