Staff planner Britney Collier told the commission the applicant seeks to rezone the parcels from Agricultural to Residential Low-Medium Density (RLM) conditional to permit a maximum of 300 single-family detached dwelling units. Collier said a wetlands delineation found about 8.5 acres of non‑tidal wetlands, leaving a net developable area of about 105.19 acres; at the proffered maximum, the site would yield 2.9 dwelling units per acre, the maximum allowed in RLM.
