The Granite County Commission approved an amendment to the covenants for the Kelly Minor Subdivision after the applicant submitted a floodplain study and obtained signatures from neighboring property owners.
Planning staff explained that the subdivision originally used an arbitrary, conservative setback in the absence of a mapped floodplain. The applicant completed a floodplain mapping study that established a narrower floodplain boundary; neighbors affected by the amendment signed the consent forms required for the covenant change. Commissioners voted to amend the covenants so the mapped floodplain line replaces the previous blanket setback for the affected lot(s). The covenant remains recorded and runs with the property.
Commissioners and staff noted a field delineation of the new line and said they would record the amendment per standard procedures.
