The Board approved a development‑order amendment for the Alliance Glades Center MUPD to relocate an unbuilt northwest medical office building to a new location on the site and change the approved use from medical office to general retail/restaurant.
Applicant representative Alex Aaron Holstaj said the request does not alter existing buildings, parking or access points for the center’s three existing structures; the change affects only an unbuilt building that the property owner now prefers to market as retail and a sit‑down restaurant. Holstaj said the move reduces overall square footage and better meets local market demand.
Commissioners asked staff and the applicant about traffic and a condition that limits building permits issued after Dec. 31, 2025, without a revised traffic study. Planning staff and the applicant said trip‑generation estimates based on standard land‑use trip rates indicate the revised plan will be a traffic “wash” compared with the previously approved project and that the applicant would coordinate with the Florida Department of Transportation regarding access along Glades Road.
The motion to approve the development‑order amendment passed 6-0. Conditions require coordination with FDOT on the Glades Road access and require a new traffic study if the applicant seeks building permits after Dec. 31, 2025.
