Pocatello planning panel approves Corner Cove Townhomes preliminary plat

The Pocatello City Planning and Zoning Commission on Nov. 12 unanimously approved a preliminary plat for Corner Cove Townhomes, a 0.4-acre subdivision proposed by House Buyers 208 LLC that will create four townhome lots and one multifamily lot intended for a three-unit apartment building near 1737 North Harrison Avenue.
The commission’s vote authorizes the chair to sign findings of fact and decision after conditions in the staff report are met. Commissioner McGargh moved to approve the plat, finding it met standards under Chapter 16.20.005 of the Pocatello Municipal Code; the motion was seconded and carried by unanimous vote.
Wyatt Adke of A & E Engineering, representing the applicant, described the project as “a preliminary plat, to be known as Corner Cove Townhomes,” saying the subdivision is designed to meet city ordinances on setbacks, lot size and off-street parking and will use existing sewer and water from North Main and North Harrison. Matthew Lewis, senior planner, told the commission that notice was posted Oct. 20, published Oct. 28 and property owners within 300 feet were notified; staff received one supporting email and recommended approval contingent on five standard conditions in the staff report.
Lewis said the site—parts of Lots 1–3 and 19–20 of Block 416—is currently partly occupied by a single-family home on the northern portion that the applicant plans to remove, while the remainder of the site is undeveloped. The application proposes four two-bedroom townhome units per townhome lot and a single three-unit apartment structure on the multifamily lot.
The commission’s approval is conditional on the items listed in the staff report, including right-of-way improvements, minimum setbacks, and landscaping. The motion authorized the chair to sign the findings of fact and decision once those conditions are satisfied. No public testimony was received during the hearing on this item.
The planning and zoning commission closed the public hearing on the preliminary plat after presentations and moved on to the next agenda item.
