Duchesne County adopts zoning change in Neola area to allow a two-parcel split

The Duchesne County Commission on Nov. 10 adopted Ordinance 25-4-26 to rezone a roughly 6-acre parcel near Neola from A-5 agricultural to A-2.5 agricultural. The change follows a unanimous recommendation for approval from the county planning commission.
Planning staff presented a findings report that said required notices were mailed and set out six approval criteria; staff and commissioners concluded the rezoning is consistent with the general plan and compatible with adjacent agricultural land. The applicant told planners the goal is to divide the parcel so one portion could be transferred as part of a settlement; rezoning to A-2.5 allows a two-parcel division with a 2.5-acre minimum for each lot.
Staff cautioned that lot-split feasibility -- particularly water supply and Tri-County Health approvals for wells and septic systems -- must still be verified prior to final platting. No public testimony was received during the hearing, and the commission adopted the ordinance by voice vote.
Ordinance 25-4-26 will take effect according to county rules; staff will follow up on required surveys, health-district approvals and parcel recording steps.
