Scott, village staff, described the likely entitlement sequence: replatting to separate parcels, a rezoning/map amendment, a comprehensive plan map amendment to align plan designations, and site and landscape plan approvals. He noted that both buildings are currently nonconforming for use in the B2 district and that the applicant may need variances for setbacks or other features depending on final plans.
