Westmont commission backs variance for 225 S. Williams deck; staff found no drainage impacts

Homeowners Matthew and Karen asked the Planning & Zoning Commission on Nov. 12 for a variance to exceed the R3 maximum lot coverage so they could replace a small rear landing with a 225‑square‑foot Trex deck.
Scott, village planning staff, said the request is processed under the amended zoning ordinance (Chapter 95) and explained the property context: the lot is 60 by 140 feet (8,400 sq. ft.), part of the Westmont Historic Subdivision, and currently at 39.9% lot coverage. The proposed deck would raise coverage to about 41.6% (staff rounds to 42% to allow measurement wiggle room). Staff reported the village engineer found no need for dry wells or other flood mitigation because the lot is not in a low depressional area and decking is treated as pervious.
Karen and Matthew said the rear area is currently grass and the new deck is needed for outdoor recreational use because the driveway occupies a large portion of the backyard. Commissioners asked technical questions about whether the deck will sit on soil (staff and the applicants confirmed yes) and whether any drainage impacts were expected; staff reiterated the engineering finding that no adverse drainage impact was anticipated.
Commissioner Simpson moved and Commissioner Lynn seconded approval of PCC0202025; the commission voted unanimously to recommend the variance. Scott said the item will be scheduled for Village Board consideration on Dec. 11.
