Applicant representatives said the revised plan reduces density nearly 20%, activates central open space with amenities such as a dog park and clubhouse, and increases setbacks and landscaping adjacent to existing homes. "We've eliminated 72 units, with nearly 20% reduction in terms of the number of units...we've created a much more usable, central open space," said the applicant's representative.
Neighbors raised safety concerns about a narrow two‑lane Holt Road with heavy school traffic and asked the commission to weigh roadway capacity and pedestrian safety. City traffic staff acknowledged continuing comments but described the proposed turn lanes and organizational changes as improvements that would help operations.
The commission's recommendation was conditional on resolving identified traffic commitments and finalizing any required contributions and access revisions before the case advances to City Council.
