Commissioners recommended approval of Z‑L‑25‑01, a straight rezone requested by Brightwork Real Estate for two parcels at 3737 Manatee Avenue West to General Commercial Limited (GCL).
Attorney Scott Rudasill told the commission the parcels are split zoned and the rezone would consolidate zoning to allow coordinated redevelopment along the urban corridor. He said the applicant proffered a list of prohibited uses and a stipulation for enhanced buffering and fencing where the site abuts single‑family residences.
Commissioners asked about lighting and possible uses (for example, whether noisy or disruptive uses might be allowed). Rudasill and staff said Manatee County’s lighting and buffering standards and the proffered schedule of uses will limit impacts; the applicant said the small site is unlikely to attract intense uses such as large industrial operations.
There were no public speakers opposed to the rezone at the Planning Commission hearing. The commission voted 5–0 in favor of the rezone.
Next steps: The rezone recommendation will be forwarded to the Board of County Commissioners for final action in accordance with the county’s legislative process.
