The Commission recommended approval, with conditions, of a major Planned Unit Development revision at Windmill Parkway to address an existing gazebo and pool that encroach into setbacks and a drainage/utility easement.
Dylan, planning staff, explained the gazebo encroaches roughly 2.5 feet beyond the required side setback and the pool sits inside a larger rear setback due to a prior change in required setbacks. Staff recommended approval provided the applicant files an easement encroachment agreement for the drainage and utility easement and limits the reduced setback to the existing gazebo only; future structures would be required to meet standard setbacks. The applicant had obtained HOA approval and letters of support from neighbors, and had already filed the subject easement in conjunction with the application, staff said.
A commissioner moved to recommend approval with conditions; the motion carried.
What happens next: The recommendation will be transmitted to the Board of Commissioners for final action on Nov. 18, 2025.
