The San Juan Commission approved two preliminary plats and associated variances during the Sept. 23 meeting.
Planning staff described the Black Hills Estates project as a proposed 13.46-acre tract to be subdivided into 66 single-family lots with two points of access along Sewell Road. The developer requested variances to the Unified Development Code: a reduced minimum lot width of 54 feet where the code requires 60 feet, and a minimum lot depth proposal of 140 feet versus a 100-foot standard. Staff recommended approval of the preliminary plat and variances subject to addressing staff comments.
A second item described a 1.10-acre commercial subdivision (requested by Barrera Infrastructure Group) for a single commercial lot near FM 495 in a general business zoning district; the developer asked for a reduced utilities easement/utility setback. Staff recommended approval subject to staff comments. Commissioners moved, seconded and approved both preliminary plats by voice vote.
Staff noted the Black Hills Estates property lies within Flood Zone B and that water service is provided by North Alamo Water Supply Corporation. The approvals are preliminary and contingent on meeting the staff comments listed in the planning packet.
