Commission approves Chaucer East replat after resident raises concerns about trees, bats and community space

The Planning Commission approved a replat for Chaucer East (Item 67) on Nov. 13 after a brief public hearing in which nearby resident Patrick Sheehan urged the commission to preserve the site's trees and community open space rather than add buildings.
Staff described the proposal as a replat to create a single unrestricted reserve from multiple single‑family lots and noted no variances were requested. At the public hearing Sheehan told commissioners he had observed bats and multiple bird nests on the lot and said: "What's missing is not more buildings. It's picnic tables, benches, sidewalks, trash cans, poop bags for dogs, and other items you wouldn't find in a park." Sheehan said he had photos and videos documenting wildlife and asked the commission to consider those concerns.
Staff advised the commission that legal review did not find restrictions preventing the replat and recommended approval subject to standard CPC‑101 conditions. The commission opened the hearing, heard two speakers (Sheehan and Chuck Davis), and then approved the staff recommendation (motion Sigler; second matters). Commissioner Baldwin later suggested applicants consider more green space where feasible.
The commission's action was recorded as approval; staff will apply the standard form conditions and ensure required submittals are satisfied before the plat is recorded.
