Planner Alan Molina summarized the project’s location (2286 and 2290 Corona Avenue, APNs 013081021 and 013081022), noted the parcels are zoned R‑1 (low‑density residential), and said water and sewer service will remain via Coachella Valley Water District and Salton Community Services District. Molina recommended the commission find the merger exempt from CEQA under Article 19 (15305) and approve the merger subject to conditions in the staff report.
Timothy Riley, the applicant’s land surveyor and agent, said he reviewed the project materials and that several conditions initially proposed by Public Works and the Imperial Irrigation District had been or would be waived; he said he anticipated email confirmations to the planning department from those agencies.
A commissioner asked if Public Works had communicated the changes; Molina said the revised condition is included in the packet. The commission moved, seconded and approved the lot merger and noted a 10‑day appeal period to file appeals to the Board of Supervisors.
The commission’s action authorizes the applicant to proceed with the lot merger subject to the conditions included in the staff report and any outstanding coordination with IID and Public Works.
