Neighbors said the development is larger than marketing materials they were shown when they purchased and that nearby ponds and streets have recently ponded during storms; resident Gina Barker asked who would be responsible for repair of roads damaged by construction.
Staff and the project engineer said stormwater permitting will proceed through the Southwest Florida Water Management District (SWFWMD) and county permitting but acknowledged the application as presented lacked the detailed modeling commissioners have seen from other applicants. Commissioner Bowers said he could not support approval today without clearer stormwater calculations; Commissioner Messinger moved to continue the item to allow the applicant to provide additional stormwater information. The motion passed by a show-of-hands vote (3–2).
