ARB approves two roof replacements but requires upgraded architectural shingles
Summary
The ARB approved two roof-replacement certificates: a failing slate at 565–571 Sheridan may be replaced with an architecturally dimensional asphalt shingle, and a deteriorated cedar-shake roof at 480 North Columbia may be replaced with the presented Presidential-series architectural shingle.
The Architecture Review Board addressed two separate roof-replacement applications and approved both with material conditions.
1) 565–571 Sheridan (ARB25-69): Owner Anne Taylor described a roof that has been tarped for roughly three years and contractors said the slate has broken in many places and is unsafe to walk or repair. Roofer Jim Ealy said his crew would no longer climb the roof. The board concluded the condition and the owner’s redevelopment plans justified a temporary replacement and granted a certificate on the condition the owner install an architecturally dimensional shingle ("a slate-line product" was discussed).
2) 480 North Columbia (ARB25-52): Jim Douglas returned with material samples and a Presidential-series architectural shingle that visually approximates wood shake. The board debated preserving authentic cedar versus the owner’s maintenance burden and budget. After discussion the board approved replacement with the presented Presidential-series shingle and recorded findings of fact reflecting the condition of the existing roof.
Board direction and conditions: In both approvals the ARB required a higher-grade architectural product rather than a basic three-tab asphalt, and asked staff to verify samples before permit issuance. Members noted active redevelopment plans and long-standing maintenance issues as factors in their decisions.
Next steps: Applicants will submit product specifications to staff for verification before building permits are issued.
