The board granted a certificate of appropriateness for ARB25-60, a two-story addition over an existing one‑story rear extension at 164 South Stanwood, subject to a condition to refine the roof intersection.
Applicant Amy Lauerhouse described the project as “basically, we're doing... a second floor over an existing addition” and explained she kept soffit depths and roof slopes to maximize upstairs usable space. Several members questioned how the new ridge and roof slope would meet the existing roof and suggested design options — including a small gambrel or adjusted dormer — to tie the ridge into the existing form and avoid an awkward visual bump. A design consultant recommended the applicant forward roof detail options to staff and the board.
Staff read findings of fact that grant the certificate of appropriateness with the condition that the applicant work with the design consultant to find a roof solution more commensurate with the existing roof. The motion to approve was moved by Mister Scott and seconded by Mister Hyer and carried by roll call.
Next steps: Applicant will coordinate with the design consultant (Karen) and submit refined roof details to staff and the board for review prior to the Jan. 8 meeting.
