The Bexley Architecture Review Board convened Nov. 13 and approved multiple certificates of appropriateness, tabled several applications to the board’s Jan. 8, 2026 meeting, and remanded a major bank renovation to the Board of Zoning & Planning for further review.
Among formal actions, the board approved ARB25-60, a second-floor addition at 164 South Stanwood, on the condition the applicant work with the design consultant to refine the roof intersection so the new roof is more commensurate with the existing house. The board also granted a certificate permitting removal of a failing slate roof at 565–571 Sheridan (ARB25-69) on the condition the owner install an architecturally dimensional asphalt shingle, and approved replacing a deteriorated cedar-shake roof at 480 North Columbia (ARB25-52) with a Presidential-series architectural shingle presented at the meeting.
The board took procedural votes to table ARB25-26, ARB25-36 and BZAP25-42 to Jan. 8, 2026, and to table ARB25-61 (217 North Cassingham) and ARB25-66 (791 South Roosevelt) to the same date to allow applicants to revise plans after staff and board feedback.
On one of the meeting’s lengthiest discussions — BZAP25-45, a proposed renovation of the First Financial Bank at 2680 East Main — board members pressed the applicant to preserve or replace the building’s Main Street activation if the bank closes its street-facing door in favor of a rear, parking-lot entrance. The ARB voted to send the project to the Board of Zoning & Planning for its Dec. 4 meeting with the condition that BZAP remand the project back to ARB for a final certificate of appropriateness after further design work.
Votes at a glance: - Consent agenda (ARB25-57, ARB25-62, ARB25-63, ARB25-65, ARB25-48): approved (unanimous roll-call vote). - ARB25-60 (164 South Stanwood): certificate approved; motion moved by Scott, seconded by Hyer; roll-call approval. - ARB25-61 (217 North Cassingham): tabled to Jan. 8, 2026; motion moved by Hyer, seconded by Jones; roll-call approval. - BZAP25-45 (First Financial Bank, 2680 East Main): moved to BZAP Dec. 4 with the condition it return to ARB for final design; motion moved by Panofska, seconded by Hyer; roll-call approval. - ARB25-69 (565–571 Sheridan): slate removal to asphalt approved with condition to use architecturally dimensional shingle; motion moved by Scott, seconded by Jones; roll-call approval. - ARB25-52 (480 North Columbia): cedar-shake replacement approved for presented Presidential-series shingle; motion moved and carried by roll call. - ARB25-66 (791 South Roosevelt): tabled to Jan. 8, 2026 for redesign and staff follow-up.
What’s next: Applicants were directed to work with staff and the board’s design consultant on refinements and return in January. BZAP is scheduled to consider the bank application on Dec. 4; ARB members asked to see revised drawings before the Jan. 8 packet to speed review.
Meeting adjourned after the Jan. 8 scheduling motions were recorded.
