On Nov. 13 the Planning and Zoning Commission approved a variance allowing the existing four‑foot stockade privacy fence at 514 Ridgeland Avenue to remain in its current style despite front‑yard transparency requirements.
Staff said the property owner had initially applied to replace an old chain‑link fence with a 4‑foot picket fence, but an inspection found a 4‑foot privacy stockade had been installed, which does not meet the 50% transparency requirement for front yards. Planner Sam Lapine told the commission that if the variance is denied the property owner must remove alternating panels to achieve the 50% openness; if approved the fence can remain as installed.
Applicant Efren Heredia said he replaced the old fence for privacy and to reduce litter and maintenance; he said he did not realize a variance was required until the failed inspection. The commission moved to accept findings of fact and recommend city council approve the variance; the motion passed by roll call. Planning and Zoning is the final decision on this variance and approval allows the fence to stay as installed.
