The Pickens County Board of Education voted Thursday to approve a guaranteed maximum price with Carol Daniel Construction for the Hill City Elementary School renovation, authorizing $6,261,668 for roofing, HVAC, flooring, painting and casework.
Assistant Superintendent Chris Parker told the board the project’s scope includes “roofing, HVAC, flooring, painting, casework” and that the district planned to do most of the work in June and July. “The final price is 6,200,000.0, and we're asking you guys to approve that tonight,” Parker said during the operations update; the formal motion read the contract amount as $6,261,668.
Board members moved and seconded the motion in the meeting’s action items and carried it by voice vote. The district’s presentation said work would be phased to take advantage of winter and summer school breaks, with major construction scheduled for the summer months to limit classroom disruption.
The board previously hired a construction manager to run the bid process and to develop guaranteed maximum prices (GMPs). Under that process the construction manager solicited bids and produced the GMP that the board approved.
The motion did not include additional contingency details beyond the GMP amount read into the record. The district will proceed with contract execution and scheduling now that the board has approved the GMP.
Next steps identified by staff include finalizing contract documents with Carol Daniel Construction, confirming a construction start window after the winter break, and coordinating site logistics with school administrators.
