East Ridge council adopts rezoning to make existing duplex conforming at 416 Donaldson Road

The East Ridge City Council voted unanimously Nov. 13 to adopt Ordinance 12-36, rezoning the property at 416 Donaldson Road from R-1 single-family to R-2 duplex.
Planning staff told the council the structure is an existing duplex that had been classified as legal nonconforming under earlier zoning rules. “This was an existing duplex that was legal nonconforming prior to the adoption of [the earlier ordinance],” planning staff said, and the rezoning request was intended to “realign this with the zoning regulations to make it conforming.” No members of the public spoke during the hearing.
Vice Mayor Tyler moved to approve the second and final reading and Council member Witt seconded. Council confirmed on the record that a duplex already exists at the address. A roll-call vote recorded support from Vice Mayor Tyler, Council members Cagle, Ezell and Witt, and Mayor Williams; the ordinance was adopted.
The change only affects the subject parcel’s zoning designation to reflect the existing duplex and does not, in itself, authorize additional units or site work beyond local permitting requirements. Next procedural steps are ministerial: filing the ordinance and updating the city zoning map.
