The Freeport Board of Adjustments unanimously approved a variance allowing a property at 8 Kingfish Lane to increase lot coverage from the W-2 zoning district limit of 50% to 65% to accommodate a backyard swimming pool.
Counsel / Building Official (Speaker 5) presented the request, noting the property falls in the W-2 (waterfront residential) zoning district and that the applicant reduced plans from an earlier, larger proposal to the 65% coverage now before the board. "According to the city zoning regulations, property within W-two Waterfront ... is limited to a maximum coverage of 50%," Speaker 5 said, and explained that staff mailed notices and no opponents appeared.
Board members expressed that the pool would likely increase property values and would not negatively affect nearby properties; the motion to approve the variance passed unanimously. Staff recorded no financial impact to the city related to the variance.
