The Madison County Board of Supervisors voted to approve the plat for the Camp Jones Subdivision following a staff presentation and a public hearing with no public comments.
Brian Hobart, Madison County zoning administrator, told the board the 32.33-acre tract in Scott Township is already divided into two parcels but was being reconfigured to allow construction of an additional home. Hobart said the parcel is not in a FEMA 100-year floodplain and that driveway permits (25-042 and 25-043) have been reviewed and approved by the county engineer. "Staff's recommendation for this is to approve the Camp Jones subdivision," Hobart said.
Hobart also told supervisors that the site's soils limit septic absorption fields and make basements difficult in places; he said basements remain possible with additional work such as overdig and soil compaction testing. The county noted the tract’s CSR2 rating (49.24) and that it is not within two miles of any incorporated city, so no extraterritorial review was required.
The board opened the public hearing, offered the usual 10-minute speaker window, heard no comments by phone or in-person, and then closed the public hearing. The board then moved and approved the plat by voice vote.
Next steps: the approved plat will be processed per county subdivision regulations and recorded with the county recorder; staff noted driveway and septic permitting remains part of project implementation.
