The Riverton Planning Commission unanimously approved preliminary subdivision and multifamily site‑plan applications for Sycamore Glen Townhomes Phase 2 on Nov. 13, approving the developer’s proposal for townhomes at 11851 South Redwood Road with a set of 21 conditions.
Staff told the commission the parcel has been part of a multi‑phase Sycamore Glen plan since 2022, described access via a new private Redpoint Road, and said staff would require recorded easements, gating and an 8‑foot masonry wall where the site abuts incompatible zoning. If the adjacent Phase 1 masonry fence is not installed, staff included a condition allowing Phase 2 to install a 6‑foot vinyl fence until an amended plan is approved.
The staff report highlighted potential staging issues if Maple Brook Lane is not installed; in that event the developer must build a temporary, removable fire turnaround approved by the Unified Fire Authority and record necessary easements with the Salt Lake County Recorder.
Applicant Dave Morton told the commission the developer has worked with adjoining landowners and UDOT to reduce direct access to Redwood Road and to match phase 1 townhome elevations and materials. Commissioners asked about HOA arrangements and about unit pricing; Morton said pricing was expected in the roughly $550,000–$650,000 range and that HOA structure had not yet been finalized.
Several neighbors raised general traffic and cumulative growth concerns during public comment. Staff agreed to obtain traffic counts for nearby Melba Lane and to coordinate with UDOT on potential no‑U‑turn sign requests, but noted the zoning for this parcel had been previously approved.
Commissioner Clough moved, and Commissioner Matheson seconded, approval of PLZ‑258008 with conditions 1–21; the motion carried unanimously. The approval requires recording of easements, adherence to fencing and landscaping conditions, and compliance with fire and storm‑water requirements prior to building permits.
