The Planning Commission continued a sign permit for 576 E. Highland (Highland Auto Body) after staff flagged the proposed sign’s height, lack of landscaping and nonmatching materials; the applicant will revise plans and return at a later meeting.
The Macedonia Planning Commission on Nov. 17 continued review of a ground sign proposed for 576 East Highland Road so the applicant can address architecture, landscaping and height concerns.
City planner Mister Prince reported the applicant proposes a single ground sign that meets area limits under the code (the planner cited section 117907(b) allowing up to 40 square feet), but the submission lacked a landscape plan and did not reflect building materials used on nearby, approved signs. Prince also said the application lists the top of the sign at 9.5 feet above grade, while the code limits ground-sign height to 8 feet.
The applicant told the commission the 9.5-foot figure came from the artwork and includes an inch-and-a-half gap between the sign bottom and ground; the applicant said he would discuss reducing the sign or seeking a variance. Commissioners discussed options including lowering the visible sign, sinking part of the post or applying for a variance from the Board of Zoning Appeals.
Commissioners and staff also requested an updated site plan showing the right-of-way and the sign’s exact location, and asked the applicant to submit a year-round landscaping plan with low shrubs or similar plantings around the sign base. One commissioner raised visibility concerns near the curve and asked staff to confirm the sign’s setback from the street.
Chair moved to continue the application to the next meeting so the applicant could submit revised materials addressing (1) sign architecture/materials, (2) landscaping, and (3) overall size/height. The motion was seconded and approved by voice vote.
Next steps: the applicant is expected to revise the drawings and supply a site plan and landscape proposal before the commission’s next meeting.
