Plan Commission approves resubdivision at Orland Park Place to separate two commercial parcels

The Orland Park Plan Commission voted Nov. 18 to approve a resubdivision of Lot 1 at Orland Park Place, splitting the parcel into Lot 1A and Lot 1B to separate two existing commercial buildings.
Petitioner Jason Rebert, identifying himself as a representative of PMAT Orland, told the commission the split would “allow us to better assess the real estate taxes” for the two buildings and would clean up servitudes added by public works and engineering. Rebert said Lot 1A will contain the Fidelity Insurance building and associated parking; Lot 1B, a little under 1 acre, contains the retail building where Dave’s Hot Chicken operates.
Planning staff asked that the staff report be entered into the record and said both resulting lots conform to Orland Park’s Regional Core zoning requirements. Staff reported Lot 1A is about 3.1 acres and Lot 1B is about 0.9 acres and recommended approval subject to the standard condition that a final plat be printed on mylar and ready for recording.
Commissioners asked clarifying questions about ownership of outlots around Orland Park Place and noted several outlots had been sold prior to the petitioner’s purchase. After discussion, Commissioner Schuessler moved to approve the staff recommendation; the motion was seconded and carried on an affirmative voice vote with no recorded opposition.
The commission then closed public hearing 2025-0882. The approved plat now must be finalized on mylar and recorded according to the staff condition.
