At its Nov. 17 meeting the Tuscaloosa Planning and Zoning Commission approved a series of development petitions and recommended a comprehensive set of zoning-code updates to clarify and correct the 2025 code.

Staff emphasized that many items were clarifications to the newly adopted code and that the revisions are intended to correct drafting errors and to provide predictability for developers and the public. Commissioners asked for additional clarity on certain items — for example, how duplexes and bedroom counts are regulated in particular districts and how sidewalk and right-of-way dedications will be handled on state right-of-way corridors.
What happens next: Petitions that received approval will be processed per normal procedures (special-district approvals, plats and vacations proceed to any required recording or council action). Staff will post and track the code-update package for subsequent steps as required by ordinance.
