Building materials include two earth‑tone brick colors and fabricated black awnings; rooftop mechanicals must be screened per Meyer text.
Outlot 6: Resolution 25‑056 concerns a 6,553‑square‑foot tire and service facility on an adjacent Meyer outlot. Staff noted a high‑pressure gas main rerouted by Meijer in 2006 creates a no‑build corner that constrained building siting; the applicant received variances allowing the building to sit outside a nominal 50‑foot build line and to reduce glazing on a north elevation from the 40% standard to 29% (to accommodate interior tire storage).
