The Jefferson County Board of Zoning Adjustment on Nov. 17 approved a variance allowing a mobile home to remain 34 feet from the front property line, one foot closer than the 35-foot setback required by the county’s zoning standards.
County staff presented case ADash250040, saying the property is a 1.51-acre parcel in A-1/agricultural zoning with a 16-by-80 mobile home and two tractor-trailer storage structures on site. Staff told the board the parcel and an adjacent tract to the north share an owner and that granting the variance would correct an error in placement of the mobile home. Staff recommended approval, stating no adverse impacts were anticipated.
The chair opened a public hearing; no members of the public spoke. A board member moved to approve the variance, a second was given, and the board voted in favor. The chair announced the variance had been approved and said the board’s written decision would follow within 10 days.
The board’s action allows the mobile home to remain at the reduced setback; staff noted that any required permits tied to septic or sanitary sewer connections must still be obtained from the Jefferson County Department of Health or Jefferson County Environmental Service Department before final zoning approvals are issued.
