The Suffolk Planning Commission voted 6–2 on Nov. 18 to recommend denial of rezoning request RZN2024‑00003, a proposal to rezone roughly 10.61 acres off Sweetwood Drive from RL (residential low) to RLM (residential low‑medium) conditional to allow a single‑family subdivision of up to 15 lots.
Staff planner Shannon Wolf told the commission the site’s net developable area is about 6.05 acres after 4.56 acres of critical areas are excluded. As currently zoned, the parcel could yield 10 lots by‑right; the rezoning would allow a net increase of five dwelling units. Wolf said the applicant voluntarily proffered a maximum of 15 lots and a cash contribution to mitigate school impacts equivalent to one high‑school student and one elementary‑school student.
