Staff recommended approval because the proposed graphics plan aligns with C2P2 storefront design guidance and promotes walkable, mixed‑use development in Title 34 districts.
Rebecca Green, presenting for the applicant, said the graphics plan includes existing wall and canopy signs plus new directional ground signs required for the converted pickup lane; she confirmed the plan carries over conditions from earlier Graphics Commission action, including that automatic changeable copy would be limited to fuel pricing.
A commissioner moved to accept the findings of fact and then to approve the application based on the testimony; commissioners voted in favor and the chair announced the application was approved. The commission adjourned after the vote.
