The Alpine School District board approved an amended community reinvestment agency (CRA) resolution for the Sweetwater project in Eagle Mountain, a proposed development staff described as roughly a $500 million commercial investment.
Superintendent and staff told the board the project would contribute revenue back to the district’s new school districts and help spur commercial growth in the west side of the county. Staff described negotiated amendments to the draft agreement that would reduce the percentage of annual personal property tax remitted to the agency from 65% to 63% for the first five years, and lower the per‑phase and project‑wide tax‑increment caps.
Staff provided the amended cap figures in the motion: a per‑phase not‑to‑exceed amount of $82,273,607 and a project‑wide not‑to‑exceed total of $493,641,645. The board motion adopted those amendments.
Board Member King made the motion to approve Resolution 2025‑016 with the amended language; Board Member Lincoln seconded. The board approved the amended resolution by unanimous voice vote.
Staff thanked city representatives and noted the agreement included contributions back to the new school districts to help offset demands from anticipated growth in the project area.
