Planning director previews comprehensive land‑use framework; county will livestream planning meetings

Bedford County’s planning director updated commissioners on the county’s comprehensive plan and long‑range transportation plan, saying the materials now are at a high‑level framework stage and two additional consultant calls are expected before public engagement begins.
The director described proposed overlay areas along highways (for example, a 600‑foot overlay along Bell Buckle Lane and a 1,000‑foot overlay on Highway 231) as recommendations intended to guide future zoning decisions rather than immediate regulations. "Now keep in mind, these are not regulations that have been passed. These are just a high level guide so that whenever the issue comes up... they've got this land use map that they've already approved that would help guide them in making those decisions," the planning director said.
Commissioners urged broader participation during the public engagement phase and suggested commissioners attend or watch the meetings. County IT confirmed it will begin live streaming planning commission meetings moving forward to improve transparency and public access. "We will be live streaming, the planning commission meetings moving forward," the IT representative said.
The planning director said Volker (consultant) will help run public engagement sessions once the framework is finalized so the public can review and provide recommendations. No formal land‑use changes were approved at this meeting; the planning updates are preparatory steps ahead of public outreach and any future zoning proposals.
