The petition by Marsh (and co‑petitioner Melanie Hoover) seeks variances from Section 154.092: to allow Lot 1 to be 15 acres where 20 are required, and to allow a lot frontage of 31 feet where 200 feet is required. The property is described in the packet as 24770 State Road 4 Highway.
Adia Smith, Area Plan Commission staff, said the county surveyor and county engineer recommended approval but the county health department issued a deficiency on Nov. 17 stating that an ATU pretreatment unit is required for the property. Because of that deficiency, staff recommended tabling the subdivision to allow the petitioner to address the health‑department requirement.
A motion to table the item was made, seconded and carried on roll call. Commissioners discussed that an additional bedroom had been added to the property without an accompanying septic upgrade; staff said the pretreatment requirement related to that renovation.
The item is scheduled for a future meeting (the petitioner and staff indicated follow‑up and that the item will be heard at the commission’s December meeting). No final decision on the variances was reached at this meeting.
