A center public utility easement currently prevents building across the center line; splitting the lot will create two separate buildable parcels that meet minimum lot-size requirements.
There was no public comment on the item. A commissioner moved to approve the waiver and another seconded; roll-call recorded four ayes and the motion carried.
The approval permits the applicant to proceed with the subdivision process under city standards; subsequent building proposals will require separate review and permits. Staff noted the parcel-split conforms to the general plan and zoning standards and called it a tool to enable more housing.
