The commission approved a conditional-use request for a revised multifamily development on Society Hill Road that reduces units from 309 to 265 and includes buffering and infrastructure conditions; engineering required additional water redundancy and site plans before construction permits.
Opelika’s Planning Commission approved a conditional-use request for a revised multifamily project on a 27-acre site along Society Hill Road after staff presented a reduced plan and recommended conditions.
Staff told commissioners the applicant, represented by Brett Basquin of Foresight Group LLC, lowered the proposal from 309 units to 265 units. The project would include about 159 one‑bedroom and 106 two‑bedroom units, a clubhouse, pool and small park; staff said the proposed density (about 9.8 units per acre) complies with the C-2 zoning and the city’s long-range plan. Staff recommended approval subject to confirming buffering to the north and south, screening of mechanical units, and coordination of dumpster/compactor requirements with environmental services.
Engineering said a site construction grading and drainage plan must be submitted for review and approval before permits would be issued. Engineers noted available water from a 16‑inch main along Society Hill Road and recommended the developer provide a second feed for redundancy from Freddie Way/Caps Landing. Alabama Power and Opelika Power will serve the site.
A commissioner asked about the proposed second entry point; staff pointed to a proposed secondary driveway connecting behind the QT/Texas Roadhouse area as shown on the plans. The commission moved to approve the conditional use with staff recommendations, and the motion carried by voice vote.
Next steps: The developer must finalize construction and drainage plans, address buffering and utility feeds, and obtain permits before construction.
