The Waukee City Council voted to approve a revised preliminary plat for the Fox Valley subdivision, a roughly 58‑acre development south of NW Meredith Drive and west of N Warrior Lane. The developer, Fox Valley Development LLC, proposed changes that reduce single‑family lots from 148 to 139, enlarge the southwest stormwater pond and relocate approximately 3.5 acres of parkland to the northwest corner of the site.
City staff said the Parks & Recreation department preferred the relocated park because the alternative offers more street frontage and better nighttime visibility for safety and security. Staff also noted that all lots will be accessed by public streets, will have public‑utility access, and that constructed ponds are to be owned and maintained by a homeowners association. Planning and Zoning recommended approval at its Nov. 12 meeting and staff recommended council approval.
A motion to approve the revised preliminary plat was made and seconded; the motion passed on roll call with recorded 'yes' responses from council members, and staff indicated a final plat for the next phase will follow once phase‑2 improvements are completed.
