The Gloucester Planning Board approved two Approval-Not-Required lot divisions during its Nov. 20 meeting. The board unanimously endorsed an ANR plan to divide 35 Massasoit Road (Assessor's Map 231 Lot 17) and approved a separate ANR to subdivide property at 354 Main Street (Assessor's Map 51 Lot 57).

Aiden Church of Seaside Legal Solutions told the board the 35 Massasoit Road parcel has existing paved frontage and more than 50,000 square feet of lot area; engineering stakes placed during a second site visit clarified a revised driveway location. Board member Jane Ramson moved to approve the plan; the motion was seconded and passed on a roll-call vote with all members recorded as yes.

For 354 Main Street, Steve Stepinski of Merrimack Engineering explained the revised plan removes two previously proposed rear lots behind a gas station and designates the remaining back land as not buildable at this time; the immediate purpose is to separate the gas station parcel from the remainder of the site and allow future development proposals to return to the board with full construction details. A motion to approve the ANR passed in a roll-call vote with no dissent.

Both approvals were procedural endorsements that did not authorize building permits or construction; the board recorded the required roll-call votes to amend the relevant assessor map and lot designations. The board moved on to scheduled public hearings after the roll calls.
