The Fort Thomas Planning Commission voted Nov. 19 to approve a revised plat for the Pearson Street subdivision, adjacent to Tower Park, after staff said the surveyor’s legal descriptions were updated to match a line change that moved water meters into easements.
Kevin, who introduced the item, said the discrepancy arose when the legal descriptions submitted by the surveyor did not match the previously approved plat because a front-line change converted the area around some water meters from city‑owned property to an easement. He described the adjustments as minimal and said they did not affect setbacks: “the main change was that line in the front of the houses that created an easement instead of there was some interest that they that folks didn’t like the actual physical right of way encompassing the water meter,” Kevin said. He brought the revised plat back so the commission could sign and record the corrected legal description.
Resident Jeff Fylem, who identified himself as living at 5 Pearson, raised concerns about a separate attachment marked Exhibit A. “There’s information in the document exhibit a that was sent to us that is incorrect. Is referencing the old military commons paint colors. Those are not our current paint colors,” Fylem said, urging staff and counsel to review the document. Planning‑commission staff and city representatives responded that Exhibit A (covenants and related restrictions) is a separate issue from the plat and that staff and counsel — including Bill Wilson — were working with the homeowners’ counsel to correct any outdated language. Kevin and others offered to meet outside the public meeting to resolve covenant language and related concerns.
Before the plat vote, commissioners confirmed that prior conditions — including any required zoning action by city council and lot adjustments approved by the Board of Adjustment — had been satisfied. With that, the commission moved, seconded and approved the replacement plat dated July 1, 2025; the chair called for a voice vote, at least one member voiced “Aye,” and the plat was ordered approved for recording at the courthouse.
Commissioners also discussed the comprehensive‑plan update briefly; staff said the project remains on the back burner with no timeline set for a joint meeting with city council. The commission then moved to adjourn.
