The Columbus University District Review Board conditionally approved replacement of four original wood windows at 1515 Hamlet, requiring the applicant to provide product depth (sight-line) data from Rosati showing the proposed windows’ sight line is no greater than 50% different from the second-floor Andersen windows.
Staff presented COA 2501052 and noted the University District plan recommends preservation of original architectural features and that replacement windows should maintain the original design and proportions. Staff said earlier approvals on the property used the Andersen 100 series fiberglass-composite windows and recommended either selecting an approved window from the list or using Andersen 100 series to match prior approvals. The applicant said the proposed Rosati units have a vinyl exterior with a wood interior (poplar) and will be sized to fit the original masonry openings.
Board members questioned whether the Rosati profile would differ noticeably from the Andersen units previously approved upstairs and asked the applicant to obtain a Rosati specification showing the cut-through or sight-line. Commissioners proposed and adopted a conditional approval requiring Rosati to demonstrate the sight line is no greater than 50 percent of the second-floor windows’ sight line; if the sight line exceeds that threshold the applicant will be asked to return or select an Andersen product.
Mister Mather moved and Mister Reeds seconded the conditional approval; the roll call recorded affirmative votes from Fleming, Reeds, Sublett, Smanski and Mather. The motion carried.
Next steps: applicant to provide Rosati sight-line data to staff for review. If the sight line is within the condition, staff will proceed; if not, the applicant should return with a revised proposal.
