The Wendell Town Board voted to annex and rezone approximately 44.626 acres to a Planned Unit Development called Dean's Farm and approved the accompanying special-use permit that enacts the PUD regulations.

Staff said the applicant removed multifamily housing as an option, clarified permitted uses by zone and added a 30-foot utility-easement agreement with a neighboring landowner. The applicant's representative said the amended plan will deliver commercial, warehouse and office uses up to 450,000 gross leasable square feet across zones designated for employment and retail and that no residential components will be included in the PUD. "All 450,000 square feet will be commercial, warehouse, office, no residential," the applicant said during the presentation.

The board also approved a task order (Task Order #1) with Weatherall Engineering to develop construction drawings and specifications for the Wendell Community Park Road Improvement Project. Staff said Weatherall provided the most economical proposal among respondents and the contract authorization will allow design work to proceed.

During the Dean's Farm discussion commissioners asked about alignment of proposed entrances, gravity‑flow sewer routing and signal warrants; the applicant and staff explained that shared easements and gravity routing informed the infrastructure layout and that future signal‑warrant analyses will be performed as development thresholds are reached.
