Staff read five or six applications from Muncie CityView Homes 2, LLC requesting decreased front setbacks and reduced side‑street setbacks for newly built dwellings at multiple Muncie addresses. Damien Brown, representing Pivotal Housing Partners, said surveys completed after construction showed the need for variances on the listed parcels and confirmed the requests were limited to setback reductions.

The board had earlier agreed to consolidate and advance the CityView items so they would be heard together. No members of the public spoke in opposition during the hearing portion. A motion to approve BZA57‑25 through BZA62‑25 consecutively with the understanding that previously approved variances and conditions remain in effect passed by roll call 4-0; staff will provide certification of approval to allow permitting to proceed.

Board members and staff noted that some parcels previously received variances under VZA16‑21 and those conditions continue to apply. Certification of approval will be supplied to the applicant to allow follow‑up permit work and final inspections under the applicable conditions.
