The DeKalb City Council voted Nov. 24 to advance a proposed warehouse and distribution development known as Project Midwest Moore DeKalb LLC. The ordinance (2025-049) concerns a site of approximately 144 acres at the northeast corner of Peace Road and Fairview Drive.
City Manager introduced the item and noted the council had approved annexation and a development agreement about a year earlier; he said the preliminary final development plan is consistent with that concept plan and that the Planning and Zoning Commission reviewed the submittal and recommended approval by a 5–0 vote. Mark Gephart, representing the engineering firm on the project, and James Creeth were present in the audience and were invited to speak briefly.
Alderman Larson complimented the project and said she was pleased the developer selected DeKalb. Council voted to approve first reading and then voted to waive second reading, advancing the ordinance.
Why it matters: The project uses a previously annexed industrial allocation and, if completed, would change land use and bring significant construction activity and long-term industrial employment and tax implications for the South Side. The council said detailed background materials will be available at a planning commission meeting and the Dec. 8 council meeting for further public review.
Next steps: Staff will proceed according to the approved plan and permit process; the Dec. 8 meeting and planning commission materials will provide additional detail, including environmental and traffic review.
