The Sandusky Planning Commission on Nov. 25 approved a site plan for a 44,250-square-foot addition to Luca’s facility at 706 Lane Street, a proposal the applicant said will enable fabrication of larger industrial ovens and is expected to support 40–50 local jobs over five years.
Staff told the commission the property is partially split-zoned but the portion for the addition lies in the GM (General Manufacturing) zone; they noted the Board of Zoning Appeals granted a lot-coverage variance on Sept. 18, 2025 allowing up to 61% lot coverage. Staff said they counted 166 existing parking spaces on the property and adjacent lots, which meets the 150-space minimum requirement following the addition, and recommended approval with conditions requiring standard permits and stormwater approvals.
Steve Durban of Telemont Construction, speaking for the applicant, said owner Mr. Guerra could not attend but that the applicant is open to working with staff on potential parking-lot improvements though specifics are not yet defined. Commissioners asked about past parking discussions and encouraged any feasible beautification or paving work.
A motion to approve the site plan subject to staff conditions was moved by Commissioner David Miller and seconded by Commissioner Mike Zulof; the roll call recorded Jim Jackson, Steve Pajali, Mike Zulof, Connor Whelan and David Miller voting YES and the motion passed.
