The Fishers Board of Zoning Appeals on Wednesday approved a variance to increase impervious surface at 10234 Windward Pass to 50% to allow a proposed garage addition and pool, voting 4–1.
The board opened Case VA-25-17 and identified Greg Looney as the petitioner. Staff summarized the request as a development standards variance under the city's unified development ordinance (transcript reference to sections 3.2 0.4 b 5 b) to increase maximum allowable impervious surface in an R-3 district from 40% to the requested 54% for the garage and pool with surrounding deck.
No members of the public spoke during the public hearing. A board member moved to approve the petition on the condition that the impervious-surface allowance be reduced to 50% rather than the requested 54%. The motion received a second, and roll-call voting produced yes votes from Mister Grinslade, Mister Silvey, Mister Stevenson and Mister Lanham; Mister Ferrucci voted no.
"Sir, your, your petition has been approved, but not 54% at 50%," the chair said after the vote, confirming the board's action and the modified approval condition.
The variance is approved with the amended condition (50% impervious surface). The board did not identify additional conditions in the recorded motion. The petitioner was wished luck by the chair before the meeting moved on to the next case.
